We are keen followers of the commercial/retail property market and have been actively involved in the management and operation of a number of properties. We believe every business needs a well-connected property partner who can deliver a fully integrated approach to tenant representation. We also know that each business and lease is unique and we often add value by looking for how a location and property can support a business in the long term. We consider all possibilities and will look at off and on market opportunities. We can help your business coordinate the many aspects of each new leasing deal and can provide the following services:
- Sub Leasing or Lease Assignments We know that sometimes businesses grow and change direction; we believe that with the right approach a new business can be found to take your place. We will work with owners; managing agents and all groups to get the best outcome for your business should you need to exit your commercial lease early.
- Site identification We will actively look for and find the right locations to suit any business roll-out. Our location overview report covers aspects such as pedestrian traffic, demographics, car parking, accessibility, transport links, and available retail spaces.
- Lease negotiation “Win win” outcomes are our aim; we have been active in negotiating a number of property related deals and have an approach that avoids unnecessary delays and conflict.
- Lease documentation and compliance Depending on the type of operation and size of lease we may need to ensure compliance with the Retail Leases Act 2003. Any business setting up operation should be aware of the landlord’s and their obligations under the Act and we can guide you through the appropriate processes.
- Lease re-negotiation We can work with your business to deal with end of term negotiations and we will aim to secure the next term of tenure for your business.
- Tenant advocacy It is often an advantage for a retailer/business owner to engage us to run a process of site identification and eventually leading to negotiating the best outcome for a leasing deal with an owner or his agent.
- Fitout Project Management Property refurbishments and fitouts can be coordinated for our clients. This will include design/plans coordination, dealing with authorities and tendering/letting of works to contractors. Any projects greater than minor refurbishments and repairs can be referred to our established commercial fitout/construction specialists.
When acting for our tenant clients, our focus is to deliver a property that best suits to operations of the business, with the lowest possible occupancy cost and most flexible lease terms.
