Our leasing team believes in thinking outside the square with any deals. We don’t wait for possible tenants to come to us, we will actively seek any prospective tenant for the available space by direct approaches if necessary and aim to reach a successful leasing of that space in the shortest time frame possible.

For all our clients we will research and understand the local neighbourhood, consider the best tenant fit for a property and go and find the right businesses. We can help deal with any vacancy and can provide the following services:

  • Retail & Office Leasing
    We are experienced leasing agents and will do what we can to find the right business for your space. We will walk the streets, talk to neighbours and present your property to deliver the best rental and lease terms possible.
  • Lease negotiation
    “Win Win” outcomes are our aim; we have been active in negotiating a number of property related deals and have an approach that avoids unnecessary delays and conflict.
  • Lease documentation and compliance
    In accordance with the Retail Tenancies Act 2003, we will prepare and provide any new tenant the following documents:
    – a copy of the proposed lease,
    – the Victorian Small Business Commissioner Information Brochure on retail leases
    – a disclosure statement
    – the fully signed lease (or a photocopy of it), within 28 days after the tenant signs and returns the lease.
  • Rent reviews
    Market reviews can be tricky and we will gladly represent any owner in securing a new rental level that works to deliver a good investment performance for the property owner as well as a sustainable cost of occupying the space for the tenant.
  • Lease administration
    We can advise you on rent reviews, lease assignments and all matters relating to the ongoing performance of a lease.
  • Outgoings budget formulation
    We will complete the required Outgoings budget for presentation to any prospective tenant in accordance with our client’s instructions and our obligations under the Retail Tenancies Act 2003

What It Will Cost:
